Connectivity – Currently there are multiple manufacturers providing net-workable meter equipment for electricity, water, gas, steam and BTUs. The Xencom user interface utilizes standard HTML5 programming and has open protocol drivers such as; BacNet, LON, Modbus or Ethernet/IP and for some applications, legacy drivers and shared information through APIs. Data is always sent to secure FTP sites for our customers, especially when interval data is used for tenant allocations and/or billing.

Commissioning & Testing – Although most electricians can install an electric meter, it is very important that after installation, it is commissioned properly. The phases and polarity musty be aligned correctly and output from the meter (either pulse or digital communications) must be set correctly based on the size of the CT’s and the meter application. Xencom Elemco has the knowledge, the experience, and the right test equipment to ensure the proper set up of the meter and keep the meter recording accurately over time.

Monitoring Utility Meters
Either by adding pulse output to the existing utility electric meter or adding another meter to mirror the utility meter, the Usage (kWh) and Demand (kW) data can be collected to help manage energy usage and costs. The same is true for gas & water usage.
Breakout Metering
For proper building use analysis, the next step is to add energy and water meters to breakout specific end usage such as; HVAC, Boilers, Cooling Towers, Lighting, Tenant Usage or Irrigation. This data allows for a deep dive into where and when the energy is being used for environmental control or common area/tenant/department allocation.

Even if direct tenant submetering is not needed or feasible, metered data is useful to know when and where the energy is being used.
Tenant Submetering
It is clear that this is the fairest and most accurate way to allocate the energy/water that is being used by individual tenants. Our systems are designed and commissioned to accurately track all energy/water usage. The data can be sent to a secured FTP site to be used by building management, 3rd party billing companies and/or one of our billing company partners.
Mandates – NYC Local Law 88
As part of the NYC Greener, Greater Buildings Plan Local Law 88, beginning in 2025 non-residential buildings larger than 25,000 square feet must begin electrical submetering of all tenant spaces greater than 5,000 square feet and provide monthly energy statements, whether the tenant is billed for the electric consumption or not.
